POOL REPAIRS & WATERPROOFING UPDATE

BGC’s pool waterproofing repair works are scheduled to commence this Wednesday, weather permitting. The works are expected to take 2–3 days, followed by a 24-hour drying period to allow the epoxy coating to fully cure.

During this time, the pool and spa will both be closed and strictly out of use.

Please note: As this is a BGC defect claim, the timing and method of repairs are managed by BGC. To maintain the validity of the builder’s warranty, we must allow BGC to complete the works on their terms.

We appreciate your cooperation as this essential maintenance is completed to keep the pool safe and functional.

Residents who have noticed issues with the infinity pool are advised that this issue was identified a few weeks ago. The problem was immediately raised with the Building Manager who contacted BGC, because algae growth is occurring beneath the rubber skirting along the trench in the infinity edge due to ineffective recent repairs that allow water to seep underneath and get trapped. BGC eventually attended site to inspect the pool on Tuesday morning (1st April) and we are awaiting their response. We are forced to wait for BGC to carry out the necessary rectifications, because if we bring in other contractors it will be at our cost and BGC are likely to then deny any responsibility.

Unfortunately this issue has also required our pool technician to attend more regularly, to treat the pool to combat the algae growth in order to keep the pool swimmable. The City of Belmont is aware of the issue and has conducted testing but has not yet closed the pool. The pool was temporarily closed on Tuesday for further treatment ahead of the next test by the City of Belmont. Further updates will be provided as information becomes available.

The Council has also engaged a firm of structural engineers to investigate other potential structural defects before the expiry of the building defects warranty period for the building. As part of this work they will be performing scans on sections of the pool walls to determine the cause of rust staining on the tiles around the pool. This will necessitate the pool to be temporarily closed this afternoon and evening (3rd April) so that the water level can be lowered sufficiently to undertake these scans. It will be refilled overnight and should be available for use tomorrow morning.
